Homes and small business buildings across Charleston
Charleston gives us a wider mix of buildings than most of the cities we work in. There are older houses that went up long before anyone blew insulation into an attic, newer neighborhoods, and plenty of small offices and shops in between. A lot of calls start with the same complaint, a room upstairs that won't cool down or a power bill that climbs every summer, and the age of the house usually tells me a lot before I climb the ladder.
We do the same work in Goose Creek and on James Island. In Charleston, though, the low ground and damp air shape almost every job, because moisture in a crawl space or a buried eave vent will undo new insulation. That's why I check under the house and along the attic edges first, and what I find there sets your price and how long we're at your house.
Our services in Charleston, SC
Older Charleston attics often have just a few inches of settled insulation left, so the rooms below run hot. We top them up with blown-in insulation, loose fill sent through a hose, out to the edges.
Gaps around can lights, pipes and the attic hatch let humid air push into the house, and insulation alone can't stop a draft. We seal those first so the insulation on top can do its job.
When old attic insulation was soaked by a storm leak or fouled by rodents, adding more on top keeps the problem in the house. We bag it out, clean the space and start fresh.
Low, damp ground keeps many Charleston crawl spaces wet, and the moisture works into the floor framing. We cover the soil with heavy plastic sealed at the seams, so the ground stops feeding damp air upward.
If ductwork runs through a hot Charleston attic or a crawl space sits close to wet ground, closed-cell foam is often worth its higher cost. It's dense foam that insulates, seals air and blocks moisture.
Small offices and shops in Charleston with open ceilings or metal roofs can turn into an oven by afternoon. We look at how the building is put together and match the insulation to it.

How it works when you call us in Charleston
Call or send a request

I look at it with you
I go up in the attic, under the house or along the walls, with you there if you can be, and show you what I find. You'll see the problem before you see a number.
You get a written plan
Your written estimate says what we'd fix first, what comes after and why. We go over your questions until the plan makes sense to you, even if that takes a second pass.
We work in that order
On the day of the job, our installers protect your home, I'm usually right there with them, and we do the work in the order we agreed. Before we leave, I walk you through the finished space.
Charleston insulation questions answered
Do I need a permit to insulate my house in Charleston, SC?
The City's residential permit list names work like fences, roofs and decks but not insulation, so ask the City's Permit Center about your job before work starts. We check with the office that covers your address before we begin and take care of any permit the job calls for. If you'd rather pull it yourself, the City's Owner Intent to Build form lets homeowners get residential single-family permits, and it's with the City's applications and guidelines.
How do I know if my address is inside Charleston city limits?
Look it up on the City's interactive GIS map, which you'll find through its Permit Center. If your address doesn't show up, the City points you to other GIS maps, such as Charleston County's, because your house may fall under a different office. That matters, since the permit and license rules on this page are the City's.
Does an insulation contractor need a business license to work in Charleston?
Yes, any contractor doing business inside City limits needs a City business license, even one with no office in the city. The state licenses contractors separately by the kind and size of the job, and commercial construction over $10,000 in the regulated classifications needs a General or Mechanical Contractor's license. We're fully licensed and insured, and you're welcome to ask me about both at the estimate.
What do the flood zone letters mean for my Charleston house?
Zones AE and VE are inside the regulated Special Flood Hazard Area, and the City calls them high hazard, while X and X Shaded sit outside it as low and moderate hazard. The City also notes that about 25% of all flood insurance claims come from those lower-risk areas, so an X doesn't mean your crawl space stays dry. We plan a crawl space as if it could see water, which is why the vapor barrier and the material under your floor matter so much here.
How much does insulation cost for a house in Charleston?
Your price comes down to how much insulation is already up there and what shape it's in, how many gaps need sealing, and whether you go with loose fill or foam. Old insulation that's wet or full of droppings has to come out first, and a low attic or a tight crawl space takes longer to work in, so both add to the cost. Foam costs more, and I'll tell you straight if sealing and a top-up will do the job for less.
How long does attic insulation take, and when can we go back inside?
Topping up loose fill is usually the shortest job, and you can usually stay home for it, while removing old insulation first or spraying foam takes longer. Spray foam has a re-entry time, the hours before you, your kids and your pets can come back in, and the foam maker's instructions set it. We'll tell you that wait and plan the day around it before we start.
